Basic Service ( $299 ) An initial 3+ hours with our team which includes : A Needs Assessment and Personal Interview with homeowners, immediate recommendations for possible structural renovations, de-cluttering, rearranging furniture, colour changes, decorating and accessorizing. Also, a detailed e-mailed report of the ‘Must Do’, ‘Should Do’, ‘Could Do’ items, and a short Building Structural report on house systems (roof and drainage, foundation, electrical, plumbing, heating, walls & floors, windows & doors).
Real Estate Agent 'Staging for Resale' Basic Service ($299) A full report is provided on the Baker's Dozen Checklist : 1. Curb Appeal 2. Entranceway/Overall Punch 3. Painting & Wall Coverings 4. Functionality and Flow 5. Furniture Arrangement 6. Decluttering 7. Accessories 8. Window Coverings 9. Dated Areas 10. Storage 11. Cleaning 12. House Systems & Structure 13. Repairs & Deal Breakers An experienced Buyer Agent will look for problem areas in a home and use these to justify a low offer. Sellers and Selling Agents MUST know about all the possible objections and have a response ready to give to prospective buyers. Home STEPS provides details about ALL 13 items on the checklist, thereby ensuring NO SURPRISES for the listing agent and her/his clients. At Home STEPS, the staging process is mostly about teaching agents and sellers how to redefine the functionality of space., NOT disguising or hiding existing circumstances.
Extended Service ( Basic plus $50 per hour) : Research for pieces, colours, draperies, accessories, etc. Hands-on purchasing. Networking and liaison with contractors, painters, plumbers, etc. Further training for homeowners as requested or required.
Full staging for empty homes : $50 consultation fee, applied to the Basic Service rate if the project moves forward. Reasonable rental rates for accessories and furniture are on a monthly basis.
